Telangana Housing Board Takes Action on Pending Projects
The Telangana Housing Board has taken a major step to address long-pending joint venture housing projects in Hyderabad. These projects, initiated between 2005 and 2007, have faced significant delays. As a result, the Housing Board has resumed lands worth nearly ₹1,000 crore from developers who failed to complete the projects.
One of the developers, Indu Eastern Province Projects Pvt Ltd, did not complete the full development at Bandlaguda, including the construction of Low-Income Group (LIG) units that were supposed to be handed over to the Housing Board. The matter was taken to arbitration, and the Arbitral Tribunal passed an award. Following this, the government resumed 10.418 acres of unutilized LIG land, valued at approximately ₹417 crore.
In another case, Madhucon Projects Ltd, which undertook a housing project at Kukatpally, failed to develop the land even after 20 years. Despite approval from the Cabinet Sub-Committee for the payment of ₹101 crore as revenue share to the Housing Board, no progress was made. Consequently, the board resumed 9.04 acres of undeveloped land, valued at around ₹600 crore. To secure the land, the Housing Board is now constructing a compound wall around the property.
Similarly, Universal Realtors Pvt Ltd returned 19.95 acres of land at Gachibowli to the government. The developer neither completed the project after 20 years nor paid the required revenue share to the government.
These actions by the Telangana Housing Board aim to recover valuable land and ensure accountability among developers who failed to deliver on their commitments.
