Hyderabad, February 18 – The Hydra authorities have issued a strong warning to the public against purchasing plots in unauthorized layouts, particularly those being marketed as farm plots on the outskirts of the city.
Illegal Sales Despite Registration Ban
Authorities have noted that despite the ban on farm plot registrations, illegal sales continue in certain areas. Complaints received by Hydra indicate that developers are selling plots without proper approvals, which could lead to legal issues for buyers in the future.
Complaint Highlights Unauthorized Layout in Lakshmiguda
During the Hydra Prajavani public hearing on Monday, complaints were received regarding the unauthorized sale of 1.02 acres of land in Lakshmiguda Village (Survey No. 50), Rajendranagar Mandal, Rangareddy District. The land was allegedly being divided and sold as farm plots, violating existing regulations.
Government Regulations on Farm Plots
Hydra Commissioner AV Ranganath reminded citizens that:
• Farm plots cannot be sold under the Telangana Municipal Act, 2019, and Telangana Panchayat Raj Act, 2018.
• As per government regulations, farmland should be a minimum of 2,000 square meters (20 acres).
• The Stamps and Registrations Department has been instructed not to register farm plots under these conditions.
• Unauthorized layouts issued after August 31, 2020 (G.O. No. 131) will not be granted permission for house construction.
Non-Compliance with HMDA Regulations
Complainants also informed Hydra that developers are not following Hyderabad Metropolitan Development Authority (HMDA) guidelines, which mandate:
• 10% of land for parks
• 30% of land for roads
Despite these rules, violations are reportedly taking place in several areas.
Public Advised to Verify Before Buying
Authorities have urged citizens to be cautious before investing in any land and to verify legal approvals with the relevant government departments. Buyers purchasing plots in unauthorized layouts risk legal complications and financial losses in the future.
