The Congress government in Telangana has decided to auction 400 acres of government land in Kancha Gachibowli, Serilingampally mandal. This confirms an earlier claim made by the BRS party in December, which the Congress government had initially denied. The land will be auctioned through the Telangana Industrial Infrastructure Corporation (TGIIC).

Real estate experts estimate the land’s value at around ₹80 crore per acre. The state government, which is struggling for funds, hopes to generate a large sum from the auction.

To facilitate the process, the TGIIC has invited agencies to help create a master plan and oversee the auction. A Request for Proposal (RFP) was issued on February 28, seeking assistance in developing a sustainable plan for the site. The land will be auctioned in phases to maximize its value.

The land is in a prime location, close to Hyderabad’s IT and residential hubs. It is approximately 7-8 km from Cyber Towers, 15-18 km from Punjagutta, and 33 km from the international airport. Consultant agencies will study the land’s potential for real estate development while considering factors such as height restrictions due to the airport’s air funnel.

The project is expected to include commercial and residential buildings, public parks, walkways, cycling trails, and eco-parks. The selected agencies will also help market the land and manage the auction, which will take place in five phases.

This move contradicts earlier statements made by Revenue Minister Ponguleti Srinivas Reddy. He had denied that the government planned to sell the land, calling it a “transfer” from the Revenue Department to TGIIC. However, the RFP from TGIIC clearly states that the land will be auctioned to buyers, revealing that the government’s previous denial was inaccurate.
